RiskSMART Accreditation

Kevin Hayes Architects / Hayes Anderson Lynch Architects is now an accredited consultancy with Brisbane City Council’s RiskSMART (DA) program. This accreditation enables us to offer our clients a rapid and more cost effective alternative for the processing of low-risk development applications.

RiskSMART is a simple and effective way to significantly reduce the time taken by Council to process low-risk development applications. Essentially, having been considered by the Brisbane City Council to be a competent and capable consultancy, Kevin Hayes Architects undertakes full assessment of suitable development proposals against the provisions of Brisbane City Plan 2000. Having finalised our assessment, we then undertake the full preparation of a draft approval package, including the establishment of relevant and reasonable development conditions. The development application is then submitted to Brisbane City Council, who accepts the recommendation made by Kevin Hayes Architects and formally issues a complete approval package.

A properly made RiskSMART application, once lodged with Brisbane City Council, takes approximately five (5) working days to be approved. As an accredited consultant, Kevin Hayes Architects can offer greater control and certainty for suitable development applications, ultimately saving the time and money that is currently absorbed through prolonged Council processing.

In addition to swift processing times, Brisbane City Council presently offers a 25% discount on their development assessment fee for RiskSMART development applications.

Subject to certain criteria imposed by the Brisbane City Council, the following application types may be eligible for assessment under RiskSMART:

  • Addition to a House in a Demolition Control Precinct;
  • New House in a Demolition Control Precinct;
  • Single Unit Dwelling (6 lots or less);
  • Multi-Unit Dwelling (6 lots or less);
  • Reconfiguration of a Lot (6 lots or less);
  • Industry in an Industry Area;
  • Extensions to a School;
  • Centre Activity in a Centre
